What actually changes the price

  • Property type and size. A downtown condo is 15–20 frames and under an hour on site; a 4,000 sq ft home in Oakville or Richmond Hill is 40+ frames, more lighting and more editing. Almost every GTA provider tiers by square footage.
  • Editing standard. The $99–$150 quotes are usually single-exposure shots with a quick auto-correct. Full HDR exposure blending, colour correction, vertical correction and sky replacement is what makes a listing photo look like the ones on luxury listings. Ask what “edited” means.
  • Turnaround. Next-business-day is the GTA norm; same-day rush is typically +$50–$100. REV Studio delivers within 24 hours at no extra charge.
  • Add-ons and bundles. Drone, twilight, video and 3D tours add to the base. Bundles beat à-la-carte: our Matterport + floor plan bundle is $240 +GST versus $410 +GST separately.
  • Travel. Some Toronto photographers add a fee outside the 416. REV Studio charges the same package price across the GTA, including Markham, Richmond Hill, Mississauga, Vaughan, Brampton and Oakville.

Which package for which listing

  • Downtown condo or lease listing: photos only ($180). If the unit is vacant, add virtual staging; an empty condo photographs small and cold.
  • Townhouse or semi in North York, Scarborough or Etobicoke: photos ($200–$220) plus a floor plan; GTA buyers use the floor plan to judge layout before booking a showing.
  • Detached home with a lot or ravine: photos + drone (+$160) to show the lot and the street in one frame.
  • Luxury or estate listing: photos + twilight + drone + Matterport 3D tour + a 2-minute 4K film. Expect $1,000–$1,300 all in.
